Chapter 7 - THREE MILLION MOREThe private lender was called Mercer Bridge Partners.

I ignored the first eighteen.

On the nineteenth, I answered.

“What?”

Her breathing was ragged.

Gone was the polished, superior voice.

“Hannah, you need to stop this.”

“I didn’t start it.”

“Federal agents went to Daniel’s office.”

“Then Daniel should answer their questions.”

“You’re doing this out of spite.”

“You forged my identity.”

“I did no such thing.”

“Money from a loan in my name went into your company.”

Silence.

Then:

“That was Daniel’s decision.”

“Convenient.”

“You’re trying to send your husband to prison.”

“No, Brenda. Ryan made decisions. Adults live with their decisions.”

Her voice cracked.

“Please meet us.”

I almost said no.

Then she added, “We’ll tell you everything.”

That caught my attention.

“Who is we?”

“Daniel. Ryan. Chloe. Me.”

“Where?”

“Our house.”

“No.”

“Hannah—”

“Public location. My attorney present.”

“You can’t bring lawyers into a family conversation.”

I laughed.

“You brought forged loan agreements into one.”

She hung up.

Two hours later she texted an address.

A private meeting room at a hotel in Franklin.

Claire came with me.

So did an investigator from Harbor National, though Brenda didn’t know that.

He waited in the lobby.

Inside the room sat the entire Walker family.

Daniel looked like he had aged ten years in a month.

Chloe’s eyes were swollen.

Ryan wouldn’t look at me.

Brenda stood near the windows.

For the first time since I met her, she seemed uncertain.

Claire placed a recorder on the table.

“This conversation is being documented.”

Brenda stiffened.

“No.”

I pulled out a chair.

“Then I leave.”

Daniel spoke.

“Let it record.”

Brenda glared at him.

He looked back.

“Enough.”

That one word changed the room.

Daniel had always let Brenda dominate.

Not today.

I sat across from them.

“Tell me everything.”

Nobody began.

I waited.

Finally Daniel spoke.

“Walker Custom Homes started losing money about eighteen months ago.”

“How much?”

“More than I understood at first.”

“Because?”

“Three projects stalled. Two buyers walked away. Material contracts increased. We had debt tied to developments that stopped moving.”

“So you created Walker Development Holdings.”

“Yes.”

“Using my identity.”

He closed his eyes briefly.

“Yes.”

Brenda interrupted.

“It wasn’t supposed to hurt you.”

Claire raised one eyebrow.

I ignored her.

“Whose idea was it?”

Silence.

I looked at Ryan.

“Whose?”

Daniel answered.

“Mine.”

Ryan’s shoulders dropped slightly.

Too quickly.

I noticed.

Claire noticed too.

“Did Ryan upload the applications?” she asked.

Daniel nodded.

“Because I told him to.”

“Did he know Hannah had not signed?”

Daniel hesitated.

Ryan suddenly spoke.

“Dad.”

Daniel looked at him.

Something passed between them.

Then Daniel said, “Yes.”

Ryan pushed back from the table.

“What are you doing?”

“Telling the truth.”

“You said—”

“I said I would protect my family.”

Daniel looked exhausted.

“But look where that got us.”

Chloe began crying.

Brenda snapped, “Daniel, stop talking.”

He slammed his palm onto the table.

“No, Brenda.”

Everyone froze.

Even Claire.

Daniel turned toward me.

“The Franklin development was supposed to solve everything. Thomas owned the acreage. If we purchased it before the county announced the road expansion, its value would triple.”

I frowned.

“What road expansion?”

Claire was already taking notes.

“A proposed connector road,” Daniel said. “Thomas heard it was likely to be approved.”

“How?”

“He knows someone on the planning commission.”

Claire’s expression sharpened.

“So you were acting on nonpublic municipal information?”

Daniel went pale.

“I don’t know if it was officially nonpublic.”

Brenda whispered, “You idiot.”

Claire wrote another note.

I almost felt detached now.

Every answer opened another trapdoor.

“Why use my name?” I asked.

Daniel looked ashamed.

“Your credit.”

“And my assets.”

“Yes.”

“And because if things failed, I could be blamed.”

“No.”

Ryan answered too quickly.

“No. That was never the plan.”

I stared at him.

“Lorraine heard you say you didn’t want anyone to know you approved the structure.”

He looked at Chloe.

Chloe looked down.

I continued.

“And Chloe wrote that if I discovered it, nothing should point back to you.”

Chloe wiped her face.

“That email wasn’t what it sounds like.”

“Really? Explain.”

She opened her mouth.

Nothing came.

I turned to Brenda.

“What did you know?”

She lifted her chin.

“That Daniel needed financing.”

“You received $240,000.”

“For the property deposit.”

“You paid Chloe $100,000 the next day.”

“She had expenses.”

“What expenses?”

No answer.

“You paid down your mortgage.”

Brenda’s face reddened.

“It was money Daniel owed us.”

“From a loan in my name.”

“We were going to replace it.”

“With what?”

“The development profits.”

“And if the development failed?”

Silence.

There it was again.

They lived in a future where everything worked perfectly.

And I carried the risk if it didn’t.

I looked at Ryan.

“Why did your mother throw me out that night?”

For the first time, real fear crossed his face.

Brenda immediately said, “That had nothing to do with this.”

I knew then that it had everything to do with this.

“Ryan?”

He stared at the table.

“Tell me.”

Daniel looked confused.

“What is she talking about?”

Interesting.

He hadn’t known.

I leaned forward.

“Seven days before the bank contacted me, Brenda threw me out of her house over a plate.”

Daniel frowned.

“I remember.”

“Ryan told me to stay with my sister.”

“Yes.”

“Then somebody changed my home-security password and removed documents from my lockbox.”

Daniel turned toward Brenda.

“You did what?”

Brenda’s face went rigid.

Chloe started crying harder.

Ryan muttered, “Mom.”

I looked from one to the other.

The room seemed to tilt.

“That dinner was planned.”

Nobody answered.

My pulse hammered.

“You wanted me out of my house.”

Brenda stood.

“This is ridiculous.”

Claire’s voice was cold.

“Sit down, Mrs. Walker.”

Brenda looked shocked.

Claire didn’t move.

“Sit.”

Brenda slowly lowered herself.

I stared at Ryan.

“Why?”

He whispered, “We needed the original deed paperwork.”

“You could have copied records.”

“And your old laptop.”

My breath stopped.

Ryan closed his eyes.

“The lender wanted verification documents.”

“So while I was at Megan’s house…”

He nodded once.

“Mom went into the lockbox.”

Megan wasn’t there, but I could hear her voice in my head.

They planned it.

The plate.

The argument.

The humiliation.

Not necessarily every word.

But the outcome.

They needed me gone.

My injured hand had simply given Brenda a reason to create a confrontation.

I looked at her.

“You used my burn.”

Her face crumpled for just a second.

“You were supposed to come back after a few days.”

I could barely speak.

“You humiliated me in front of eleven people so you could rob my house.”

“No.”

“That’s exactly what you did.”

“It was only documents.”

“Documents containing my identity.”

Brenda stood again.

“Hannah, we were desperate.”

“So you sacrificed me.”

“No one was going to sacrifice you.”

“Then whose name was on every debt?”

Silence.

I stood.

Ryan reached for me.

“Hannah, please.”

I recoiled.

“Don’t touch me.”

His hand dropped.

He looked destroyed.

A month ago, that might have mattered.

Now it didn’t.

Claire collected the recorder.

“We’re done.”

As we reached the door, Daniel spoke.

“Hannah.”

I looked back.

He seemed smaller than I remembered.

“I am sorry.”

I nodded.

Not acceptance.

Acknowledgment.

Then Brenda said something that proved she still understood nothing.

“We can repay you.”

I turned.

“With what?”

“The Franklin property.”

Claire froze.

I looked at her.

Then back at Brenda.

“What do you mean?”

Brenda swallowed.

“The land contract closed.”

My heart kicked.

“When?”

“Yesterday.”

“With what money?”

Nobody answered.

Claire stepped back toward the table.

“The Harbor National loan was frozen.”

Daniel looked at Ryan.

Ryan looked at Chloe.

And suddenly I knew.

There was another loan.

Another lender.

Another forged signature.

Claire’s voice became deadly quiet.

“How did you close?”

Chloe whispered the answer.

“We used a private bridge lender.”

“How much?”

She began crying again.

“Three million.”

I stared at them.

“In whose name?”

Nobody needed to answer.

May you like

I already knew.

Mine.
